Firm Founder, Managing Attorney

Steven Blake, is the firm founder and managing attorney of the Blake Law Firm. Steve’s practice focuses on real estate legal matters where he represents property owners, investors, managers, developers, lenders, purchasers, sellers, brokers, title or escrow companies, lessors and lessees of commercial and residential properties in a wide variety of real estate transactions and litigation, including trials and appeals. 

His experience in handling hundreds of real estate legal matters has given him a deep industry knowledge and the skills to approach each legal matter with an efficient and custom strategy to meet each client’s objective. Steve is regularly retained by some of the most prominent real estate companies throughout California. 

Steve resides in Encinitas with his wife and son. In his time outside of the office, Steve enjoys playing ice hockey, reading, seeing live music, golfing, snowboarding, camping and enjoying all the great benefits of living in Southern California. 

Representative Experience:

  • Defended Client in Jury Trial. Obtained a complete defense verdict for a large commercial property owner after an 8-day jury trial involving a tenant’s claim of damages in excess of $10 million for disposing of the tenant’s personal property. 

  • Supreme Court of California. Argued an appeal before the California Supreme Court involving a dispute between a ground lessor and ground lessee as to responsibility for $4 million in deferred maintenance at the premises at the end of the ground lease term. 

  • Quiet Title Trial. Prosecuted litigation and obtained quiet title judgment after Court trial thereby cancelling adverse liens against client’s real estate. 

  • Drafting Commercial Lease. Represented international retailer and manufacturer in negotiating and drafting lease for new office and warehouse space in North County San Diego. Also assisted client in negotiating and drafting the construction contract to install client’s tenant improvements at the premises.  

  • Commercial Acquisition. Represented buyer of 2.8 acres of land with an approx. 34,000 s.f. industrial building. Drafted and negotiated LOI and purchase agreement and assisted client with assessing title.
